M I Homes Welcome to Better Welcome to M I Homes.

For current & future MI Homes buyers please beware! This home builder's quality and customer service has declined within the past decade or so. I've been in my M/I home for 7 yrs now and it has been one battle after another.

Overall, I am satisfied with my MI Home but definitely unsatisfied with the way we have been treated after the sale. Would I buy a home from MI Homes again? Do they have inspectors that go around checking work that's being done? This was noticed probably three weeks ago or longer and was brought to their attention. No boot on this and water coming in a brand-new home being built with ceiling, drywall and electrical outlets already installed.

We were supposed to buy a new built by M/I Home, signed the contract in April and it didn't start till July. The quality of the finishes is apartment-grade, at best. The shower curtain rod in the bathroom was cheap plastic and needed to be replaced almost immediately. The quality of the toilet seats is a joke - again, quickly replaced.

Consumers remain on the sidelines due to high mortgage rates and home prices that are putting a new home purchase out of financial reach for many households. M/I Homes is the worst customer service and worst builders I have seen so far. They are very rude and promise lot but do nothing. I bought my house for 700K and after 10 months still lot of things need to be done.

He said he can not do anything as we have no proof of cause. He suggested that I talk to management, but he did not have a contact number. I'm filing this complaint to the corporate office because I am almost done with the building process of a M/I Home... We noticed lot 125 in front of us started with us and lot 123 started 3 months after us, are already installing dreywalls. We work as a team to achieve our goals, yet still respect and nurture the talents and abilities of each individual employee. The information contained herein is subject to change without notice.

I have asked for a reasonable resolution. I have already had to correct another faulty construction issue and will some have to replace the rotten railing and post on the upstairs porch. Pressure treated wood does not rot out in 7 1/2 years when it is NOT standing in water.

For those who would ask us, we’d say stay away from MI Homes, as builders of your new home. If you do, do not close until every single room and item is to your expectation, with no defects. They have taken the joy and excitement that comes with the purchase of a new home and left us feeling complete regret in our purchase. The tub that is dmaged is in our third bathroom that is for guests, which we have not had yet. When we went to clean it up after we moved in we found damage to the tub.

I will never recommend M/I Financial to anyone. Even though my family had already purchased 2 property from M/I homes before now. I am a resident next to one of their new developments. If you are buying a new home do a deep investigation on them and find a better company. We would strongly suggest that you do not purchase a home from MI.

This damage is so severe that it needs to be replaced not just repaired. The main remaining issue is that the backyard needs to be leveled. I have tripped and lacerated my lower lip after walking into a low spot. The backyard retains water after rain resulting in fungal growth even after preventative application of fungicides that were placed to prevent the problems.

The winning entry was announced at the annual Dolphins Awards Banquet on June 4, 1997. In 1993, the Dolphins opened the Miami Dolphins Training Facility at Nova Southeastern University in Davie. In 2006, the facility added a domed field that allows the team to practice during thunderstorms which are common in the area during the summer.

The team also had an aqua jersey used mainly for night home games or road games in which the opponent chose to wear white. The aqua jersey featured white block numbers and names with an orange outline, and orange and white sleeve stripes. The Dolphins dominated the New England Patriots during the 1970s and the 1990s, but there were some notable moments as well, including a game now known as the Snowplow Game. Fortunes changed when Tom Brady became the franchise quarterback for the Patriots, and since then, the Patriots have virtually dominated the AFC, especially the AFC East.

Shula was a Paul Brown disciple who had been lured from the Baltimore Colts, after losing Super Bowl III two seasons earlier to the AFL's New York Jets, and finishing 8–5–1 the following season. The AFL merged with the NFL in 1970, and the Dolphins were assigned to the AFC East division in the NFL's new American Football Conference.

McDermott did say that he enjoyed having the weekend off and being able to spend time with his two children, though he did lament that he brought a donut home for a snack on Friday, only to have his dog eat it. It was the first of two consecutive Super Bowl wins and one of three appearances in a row. The early 80s teams made two Super Bowls despite losing both times and saw the emergence of future Hall of Fame quarterback Dan Marino, who went on to break numerous NFL passing records, holding many of them until the late 2000s. The Dolphins have also maintained a strong rivalry with the New York Jets throughout much of their history. The team played in its first Super Bowl in Super Bowl VI, losing to the Dallas Cowboys, 24–3.

The "Walk of Fame" is located at the north end of Hard Rock Stadium, with a life-size bronze statue of Joe Robbie, the original founder and owner of the Miami Dolphins from 1966 to 1989. In 2015, to commemorate the Miami Dolphins' 50th NFL season, the Dolphins organization announced through voting from the South Florida Media and Miami Dolphin fans the results of the 50 greatest players in Miami Dolphins franchise history. The results were announced during halftime on Monday Night Football between the Dolphins and the Giants. The Dolphins currently have nine players, and one coach enshrined in the Pro Football Hall of Fame, that have spent the majority of their careers, or made significant contributions with the Miami Dolphins. Three other players and four contributors that have spent only a "minor portion" of their careers with the Dolphins, and have been enshrined primarily with other teams, have also been enshrined in the Pro Football Hall of Fame.

Following the retirements of Marino and Shula and the rise of Tom Brady and the New England Patriots, the Dolphins suffered a decline in the 2000s and 2010s. During this period, the team's level of play was largely described as mediocre. They have only made the playoffs four times since Marino's retirement and have largely been unable to find a consistent quarterback to replace him.

Each of these players is honored with a placard on the facing of the upper level around Hard Rock Stadium including team founder-owner Joe Robbie. In place of a jersey number, Shula has the number 347, representing his record number of NFL coaching victories, 274 of them as Dolphins head coach. The Dolphins originally played all home games in the Orange Bowl in Miami. From 1993 to 2011, the Dolphins shared the stadium with Major League Baseball's Florida Marlins . Obviously, the Bills need Dawkins back as soon as possible, especially with two huge AFC East games up against the Jets Sunday and the Dolphins the following Saturday. Quessenberry started in Dawkins’ place and did not play well, though to be fair, McDermott did say he suffered his injury early in the game and played through it until the fourth quarter when he had to come out. Of the four AFC East teams, the Dolphins are the only team in the division that was not a charter member of the American Football League . The Dolphins were also one of the first professional football teams in the southeast, along with the Atlanta Falcons. Dolphins fans despise the Jets due to the sheer amount of New York City transplants who have moved to South Florida and the Jets' usual cocky demeanor. Just as the Bills-Dolphins rivalry is motivated by differences, the Dolphins-Jets series is also notable for the differences between New York and Miami.

After signing a CD with a 10% percent down payment. The closing date was moved and another closing disclosure was sent with a 20% down three days before the new closing date set. I had to reject the new closing disclosure. (The Loan Officer Nathon was not helpful. I had to keep calling in order to get information.) He was nonchalant after telling us the underwriters wants 20%. I asked what next, he said maybe I can look for a new lender or get a third party to co-sign. The new loan company we are currently working with are very responsive in terms of communication.

There are plenty of attorneys out there; we just need at least 50 customers to file a complaint. Another thing is there are few shoe molding in the bathroom which allows water to go through the ceiling and out the nearest vent. They are giving very hard time to solve any issues. I do not recommend to buy an house with M/I Homes. My cement floors/slabs are cracking the length of my slab in several directions and getting worse. I have followed the process for review and repair and have been told that this is most likely cosmetic and not structural in nature. This is a brand new home and the cracks are getting worse daily.

So, whether you’re reading an article or a review, you can trust that you’re getting credible and dependable information.

Over time, as you pay down the principal, you owe less interest each month, because your loan balance is lower. So, more of your monthly payment goes to paying down the principal. Near the end of the loan, you owe much less interest, and most of your payment goes to pay off the last of the principal. USDA loans have a similar no-money-down feature, but USDA loans are need-based, and have a household income cap that will apply no matter how many people are obligated on the loan. The typical down payment on a mortgaged home in 2021 was 10-19% of the purchase price of the home.

What is a Gift Letter for a Mortgage?

Essentially, gifts that report on a tax return get tallied up over time, offsetting against a lifetime exclusion on gifts. Beyond that amount, a gift tax will be enacted, which can range between 18% and 40%. According to the IRS gift tax exclusions in 2022, any down payment gift below $16,000 does not have to be reported.

Lower down payment loans, including the 3.5% FHA loan, are designed to make homeownership more attainable for first-time buyers. They also affect the interest rate offered to you and other factors depending on the lender. It’s a very good idea to know the lender’s credit score requirements for FHA mortgages and how those credit score ranges affect your down payment requirements. Gift funds provided to a borrower for down payment purposes must be a legitimate gift with no expectation of repayment. FHA loans have strict rules about the source of the borrower’s down payment.

Lenders require you to provide some detailed documentation any time a down payment gift is changing hands. The reason banks prefer these sources for a down payment gift is because they are more provable than, say, a stranger on the street who gave you money. It also indicates to lenders that you and your family actually have enough money to afford the loan. Credit card cash advances are not in the same league as payday loans, but the interest rates can be higher than you might expect.

We do have some private lenders that will go as high as 85% but generally you are looking at a maximum of 80%. We often get asked how much a down payment do I need for a mortgage or how much equity can I refinance out of my home. For the gift’s receiver, make sure you document everything along the way so you have everything at hand if you ever need to rely on it. The IRS imposes a gift tax on certain monetary gifts and this tax is paid by the person donating the money, rather than the one who receives it. As of 2022, you could give up to $16,000 to any one person without incurring the gift tax.

Down Payment Assistance programs, sometimes referred to as grants, can provide homebuyers with funds to cover up front and closing costs when buying a house. The amount you borrow with your mortgage is known as the principal. Each month, part of your monthly payment will go toward paying off that principal, or mortgage balance, and part will go toward interest on the loan. Do you know how your chosen FHA lender will calculate your down payment? Knowing before you apply can help plan and save for this and other required closing costs.

If the buyer is planning to pay back the funds, that money was loaned not gifted, and then the lender is required to factor that into the debt-to-income ratio. This is to ensure that you can actually afford your mortgage payment. Withholding information about your down payment sources could put your loan qualification at risk, and even more importantly, it’s considered mortgage fraud, which is illegal. For conventional loans, so long as you’re investing a minimum of 20% or more as the down payment, all of the funds can come in the form of a gift. However, if your down payment is less than 20%, you’ll then be required to pay a portion of that money from your own pocket.

Home Loan Down Payment Rules and Why They Matter

FHA loans and conventional loans are good options if you don’t meet eligibility requirements for VA or USDA. Give us a call to see if you’re eligible for a low-down payment loan. Among the most lenient types of loans for down payment gifts, USDA home loans and VA home loans have the least restrictions on who can provide mortgage gifts. Anyone you have a relationship with can provide a down payment gift, but the one caveat is that they can’t be an interested party.

So long as the gift’s intentions and letter are honest, there are no real risks in signing a letter. The only time issues can manifest is when donors provide a loan disguised as a gift. Providing "gift" money that's actually expected to be repaid is a form of deception that can result in potential mortgage fraud on behalf of both parties involved.

How do I prove I received the gift money?

There are rules that permit a borrower to receive such outside help, but the source and purpose of these funds are carefully regulated under FHA mortgage loan rules. That doesn't mean the agency doesn't provide resources that can help you locate a DPA program in your area. These programs must meet adhere to federal regulations when providing down payment help to borrowers. Those who have marginal FICO scores are required to make a 10% down payment. According to FHA home loan minimum standards, those with FICO scores between 500 and 579 are required to come up with this higher down payment. Those with FICO scores at 580 or higher technically qualify for the lowest down payment offered.

The reason the FHA loan program allows some borrowers to submit this information? According to HUD, doing so gives the lender a “more complete” credit picture for the potential borrower. For example, did a friend or family member cash in savings bonds to get money to gift you for the down payment? That's acceptable under FHA loan rules but you will have to show specifically that the money came from those bonds. You aren't permitted to simply write a check to your lender, no questions asked. There WILL be questions asked about your funds no matter if you apply for a 30-year mortgage or a shorter loan term.

FHA Home Loan Down Payment Rules: Cash To Close Sources

Conventional-loan requirements include extra steps If the down payment is made up of gift money and the borrower’s own money. In that case, the relative or partner must prove that they have lived with the homebuyer for the past 12 months and will continue to live together in the new house. The minimum down payment required on an owner occupied purchase is 5% down regardless of how many homes you have owned. Whether you are buying your first home or your 10th home you are only required to put down a minimum of 5%. This down payment can come from your own cash, gift from family or can be borrowed from a loan or line of credit. Many people who can afford the monthly mortgage payments and have reasonable credit will qualify.

Lenders will require the full amount of money as the required down payment, but friends, family, and employers can make a down payment gift to you that reduces your financial burden. That money is required to be verified by the lender as having come from an approved source. You may have the option to use cashed-in retirement funds but you are required to heed lender requirements AND the rules which govern the retirement account. The guidelines for sourcing down payments for FHA lenders are found in HUD 4000.1, the FHA Single Family Lender’s Handbook. The FHA loan rules are not the only ones that affect your down payment. The FHA and HUD published strict rules about down payments and require them from approved sources only.

For some, that includes considering payday loans, credit card cash advances, or other sources for a larger sum of money that can be used for a down payment. The FHA doesn't just list who may give such a gift--it also has rules discussing who MAY NOT provide gift funds for an FHA loan down payment. The gift donor may not be a person or entity with an interest in the sale of the property, such as the seller, real estate agent, or the builder. Higher or lower credit scores have no bearing on this part of the FHA loan process--all borrowers must show documentation for their downpayment. Some loan programs, like VA and USDA, require no down payment for qualifying borrowers.

Domestic partners and fiancés are also eligible to give funds for a down payment. If your family decides to help you out with a down payment gift, you should be extremely happy. However, like any large financial move, there are some rules and regulations to consider. Perhaps the most important is for the giver of the gift, as they’ll need to account for that money on their taxes.

The good news for the remaining majority is that there are other possibilities available for when you’re facing low down payment funds. While traditionally gifted for first-time buyers needing help with their entire down payment, a borrower can use gift funds toward a second home. However, if the buyer uses a down payment gift to purchase a second home or investment property, they are required to pay at least 5% of the down payment and the rest can be gifted. This is a question that commonly comes up among borrowers who are receiving gift money from their parents for their first home down payment. What can influence the amount gifted is the nature of the mortgage, the borrower’s credit, and subsequently, the down payment amount.

If you’ve had a down payment gift sitting in your account for that entire time period, you may not have to jump through extra hoops to document it. Lenders generally won’t allow you to use a cash gift from just anyone to get a mortgage. The money usually must come from a family member, such as a parent, grandparent or sibling.

Common FHA Questions

Beyond that amount, the funds must be reported on the donor's gift tax return. In turn, parents can collectively give up to $32,000 per child without needing to report those funds to the IRS. Others may need to make some kind of financial sacrifice to buy their home. While there’s no specific time frame on when you can accept a down payment gift, it’s always better to do it sooner rather than later. When you apply for a mortgage, most lenders look at your bank statements from the previous two to three months.

FHA Down Payments for Homebuyers

In the last months of 2022, the FHA and HUD issued a mortgagee letter announcing a crucial change in FHA loan approval policy. The FHA Single-Family Home Loan program was modified in 2022 to permit lenders to submit positive rental history as a factor in home loan approval. 3) Your rental history can help boost your credit if you pay on time and have a pattern of doing so. But the catch is that your landlord must report this activity to the credit agencies. You'll need a minimum of 12 months of on-time rent and utility payments; anything less can seriously hurt your chances for loan approval. What if you can't come up with the entire down payment on your own?

If you are having trouble affording a down payment, it’s a bad idea to consider a payday loan for such a high dollar amount--your debt trouble in such cases may only be just getting started. This program lets buyers get a single loan with just one closing. Yes, the above quote from the FHA loan rule book states that equity can be provided instead of hard cash. Whether it’s your first primary residence or a second home purchase, there are several key DOs and DON’Ts when it comes to down payment gift rules.
